Q. How long does a roof last in Florida?
According to the roofing manufactures Association, on average, a roof in Florida lasts just under 20 years and it does not matter which brand of shingles you use.
Q. How much does a new roof cost?
This is not very easy to answer. The costs associated with roofing very from job to job. What is the pitch of the roof? What material are to be used? How many layers on existing on the roof now? How is the design of the roof, Simple or cut up? What is overhead? (Trees or powerlines) and how big is the roof? Keep in mind, if your home is 2000 square feet you are only considering the heated portion of your roof. There is the overhand the garage or carport and then the angle of the roof (THE PITCH).
Q. What material should I choose for my new roof?
While there are several types of products on the market for roofing, i.e., Shingles, Metal shingles, Metal roofing with screws exposed and metal hidden fasteners to name a few. Each roof should be looked at to determine what is right for the home and design. Not all roofing is to be installed on any home.
Q. How many bids should I get?
We recommend getting three bids and evaluate apples to apples.
Q. What is your process for free estimates?
Contact C. Zornes Builders – We will setup an appointment to come out and measure your home. We will provide free, detailed estimates emailed directly to your email. This takes an hour or two, depending on your roof.
Q. When can you start?
Any good roofing company should have a lead time of 2-4 weeks, depending on time of year. Demand is always high for our services; so, even though there are roofing companies that can start next week, we are worth the wait.
Q. How long will it take to get a new roof?
This will depend on the size, pitch and complexity of your roof. Small to medium size houses usually take 1-3 days. Larger projects can take up to a week, or even more.
Q. Do I have to pull permits for you?
No, we are fully licensed and insured contractor. We pull all permits required and record all notices as required by law. If you have to pull a permit for someone, they are not a legal contractor and you are not going to be happy with the results.
Q. What if my home currently has a leak?
We always try to move leaky roofs up on the schedule so they can be completed as soon as possible. Depending on weather and project lead time, it often makes sense for our repair team to implement a short-term fix until our roof replacement crew can start work.
Q. What about gutters and skylights?
We recommend having your gutters and skylights replaced as part of your roofing project. Most customers who opt to not have their gutters and skylights replaced end up calling us within a year to get that work done.
Q. How do I know if my roof needs to be replaced?
There can be multiple signs that your roof needs to be replaced. If a leak has made itself visible inside the home, it likely has caused some additional damage to the roof deck itself as well as the drywall inside of the home. Even if you don’t see a leak it could still be time to replace your roof. If the roof is sagging, shingles are missing, the fiberglass mat is showing through, shingles look old and worn, shingles are curling at the edges, or shingles have little to no granules left on them, it may be time to replace your roof.

Q. How often should you replace your roof?
Roof’s last on average, in Florida, 19.9 years. If your roof is 15 years or more it should be inspected by C. Zornes Builders.
Q. Do you offer financing?
Yes! we have several options with approved credit. We also have 1 year same as cash options with approved credit. Credit standard is as low as 600. Discuss this with C. Zornes builders when you call!
Q. How often should I get my roof cleaned?
Roofs should be inspected and cleaned at least once per year. Maintaining your roof now will prevent costly problems later and will keep your investment and home, in tip top shape.
Q. How much does it cost to repair a roof?
Roof size, pitch and materials are the three main factors that determine cost. Every home and project is different and requires a skilled set of eyes to determine price accurately. Our minumin cost is $300.00 and most time covers the minor repairs. If you decide later to replace the roof with C. Zornes Builders we will credit this cost towards the new roof.
